An EICR (Electrical Installation Condition Report) is a report that details the state of an electrical installation. It’s a structured document that’s generated after an inspection of a property’s electrical installation. It must be done by a trained electrician or an authorised contractor with experience.

The “Electrical Safety Standards in the Private Rented Sector” policy, which was formally adopted in 2020, states that Electrical Certificates are required for private rental houses. These new rules must be followed by all landlords as of April 2021, and they must give their tenants and local housing authorities an EICR. Before this, the only people legally needed to obtain an electrical certificate were tenants of houses with multiple occupants (HMO). These rules are a part of the government’s endeavour to make rental premises safer and coincide with the existing periodic inspections, such as Gas Safety certificates.
