Your EICR Report Questions Answered

How much does an EICR cost in Leeds?

A typical EICR for a two or three-bedroom home costs £240 including VAT (£200 plus VAT) with Scott Electrical, subject to the property details and agreed inspection scope.

Larger homes, commercial premises and properties with several consumer units or more complex installations are quoted individually. Any repairs or further investigations are priced separately, so you know what is included before booking.

What does an EICR check, and what will I receive?

An Electrical Installation Condition Report assesses the condition of your property’s fixed electrical installation. This includes wiring, the consumer unit or distribution boards, earthing and bonding, and relevant sockets, switches and lighting circuits.

You receive a written report recording the inspection findings, test results, any limitations and the recommended date for the next inspection. It states whether the installation is satisfactory or unsatisfactory for continued use and identifies any action needed.

Is an EICR the same as a landlord electrical safety certificate?

Landlord electrical safety certificate” is a common name for an EICR. When arranging an electrical safety check for an existing rental property, an Electrical Installation Condition Report is usually the document being requested.

An Electrical Installation Certificate is different: it records certain new installation work, such as a new circuit or a full rewire.

How often does a rental property need an EICR?

For most private rented homes in England, the electrical installation must be inspected and tested at least every five years, or sooner if the previous report specifies a shorter interval.

Check the next inspection date on your existing report. Electrical faults, damage or other safety concerns still need attention between inspections.

Do I need a new EICR every time a tenant moves in?

A change of tenant does not automatically mean another EICR is needed. An existing report may remain suitable if it is within the required inspection interval and any necessary remedial work or further investigation has been completed.

New tenants must receive the report before occupying the property. If there has been damage, electrical work or a concern about safety, have this assessed before the next tenancy.

How long will the inspection take?

Allow several hours for a typical domestic EICR. The time depends on the number of circuits, the installation’s condition and how easily we can access the areas being inspected.

Commercial electrical testing can take longer, particularly where premises have several distribution boards or complex installations. Send us the property details and any previous report so we can discuss the likely time required.

Will the electricity need to be switched off?

Yes. Some tests require circuits to be safely isolated, so there will be interruptions to the electricity supply.

Tell us before booking about home-working arrangements, alarms, servers, refrigeration, medical equipment or anything else that needs a continuous supply. For businesses, we can discuss the testing sequence and access requirements to help plan around operations.

How should I prepare, and can people stay in the property?

Please provide clear access to the consumer unit or distribution boards and the rooms and electrical fittings being inspected. Share previous electrical reports and tell us about known faults, recent alterations or circuits that regularly trip.

People can usually remain in a home during testing, provided we have safe access. Expect temporary power interruptions. Please do not remove electrical covers or attempt to expose wiring yourself.

What happens if my EICR is unsatisfactory?

An unsatisfactory result means the report has identified issues requiring action. You still receive the report, and we can explain the findings, their urgency and the proposed next steps.

Repairs and further investigations are quoted separately. Where work is completed, the appropriate certification or written confirmation should be retained with the original report.

For rented properties covered by the regulations, required remedial work or investigation must generally be completed within 28 days, or sooner where the report specifies. Immediate danger requires immediate action.

What do C1, C2, C3 and FI mean?

These codes explain the significance of the findings:

  • C1 – Danger present: immediate action is required to remove the danger.
  • C2 – Potentially dangerous: urgent remedial action is required.
  • C3 – Improvement recommended: an improvement is advised; this code alone does not make the report unsatisfactory.
  • FI – Further investigation required without delay: more investigation is needed to establish the nature or extent of a potential problem.

We can explain what each observation means for your property and which actions need priority.

Will an old fuse box mean I need a replacement or a full rewire?

Not automatically. The inspection assesses the installation’s condition and safety; its age alone does not decide the outcome.

An older installation may need improvements, but a full rewire is not an automatic consequence of an unsatisfactory report. Any recommendation should be supported by the inspection findings and explained clearly.

How often does a commercial property need electrical testing?

There is no single inspection interval suitable for every business. The appropriate frequency depends on the premises, electrical risks, installation condition, use and maintenance arrangements.

Check the previous report’s recommended inspection date alongside any insurer, lease or licensing requirements. Share these details when requesting a commercial EICR so the scope can be discussed properly.

Can you arrange EICRs for several rental properties?

Yes. We welcome enquiries from landlords, letting agents and property managers with several properties.

Send us the addresses, property types, existing report dates and access requirements. This helps us quote for the work and discuss a practical inspection schedule. Where available, copies of previous reports are particularly useful.

Does an EICR include PAT testing or emergency lighting testing?

An EICR covers the fixed electrical installation within the agreed scope. It does not replace separate checks for portable appliances or the functional and duration tests required for emergency lighting.

Tell us about any additional testing you need when requesting a quote so we can confirm what can be provided and price it separately.

Should I get an EICR for a home I own or am buying?

An EICR can help you understand the condition of the electrics, particularly if there is no recent report, the installation is older or alterations have been made.

For a purchase, arranging the inspection before you commit can help identify potential electrical work to consider in your budget. An EICR assesses electrical condition; it does not guarantee that no future faults will occur.

Do you provide EICR testing outside Leeds?

Scott Electrical provides EICR testing in Leeds, Bradford, Wakefield and across West Yorkshire for homes, rental properties and commercial premises.

Send us the property postcode, property type and any previous report so we can confirm coverage and provide a suitable quote.

Paul the Director of Scott Electrical was one of 3 approved installers recommended by EO. When i rang and spoke to Paul he came across very well and i was confident to give him my job to install the car charger. The date was confirmed and Paul himself and one of his colleagues arrived on time. They completed the installation without any issues and their work was of a very high order . Furthermore Paul took the time to explain thoroughly the workings of the EO app which is required for use with the charger. I would certainly recommend Paul /Scott Electrical to my friends and colleagues for any future electrical work.
